What to know when selling

Prepare the outside of the property

Before you put it up for sale, go outside and have an objective look at the property. Look at it as if YOU were the prospective buyer/s. Does it have great ‘street appeal?’ First impressions, even at their initial glimpse are important. If it looks tired on the outside, they may choose not to attend an inspection. They could be missing out on a gorgeous home on the inside that has been let down by the outside. Do not hesitate to spend a bit of money on repainting the outer walls, sprucing up the front yard or getting the fencing repaired. Mow the lawn, whipper snip the edges, put down new mulch, remove dead shrubs, replace old ones. This will highlight your home in the best possible way and make your home look fresh and full of life- a great look to attract buyers! It will all pay off when you make a great sale.

Prepare the inside of the property

Clean down the walls, keep toilets and bathrooms clean. Clean the oven (a lot of buyers look inside the oven). Remove clutter, just place in boxes and store in garage. Make beds, keep kitchen bench spaces clear of clutter. Add fresh flowers to the table. The objective here is to make home look as if the prospective buyer could imagine themselves living here.

Research the market

Before you set your price, make sure that the price you are expecting is reasonable considering the market conditions and the pricing for similar properties in and around your neighbourhood. Leave some room for negotiations but remember not to price your home so high that buyers think it is too ‘high budget’ to even add it to their short list.
